If you’re looking for a custom home in the Castle Rock or Castle Pines area, Buffalo Ridge should be on your list of neighborhoods to check out.  Situated in one of the Northernmost neighborhoods in Castle Pines North, Buffalo Ridge residents are able to easily get to Denver, Highlands Ranch, or Castle Rock.

Many homes in the gated community have amazing mountain and/or golf course views, and as you can tell by the pictures, the custom homes take advantage of those views whenever possible.

In terms of real estate, Buffalo Ridge is an extremely new community. Most homes hadn’t started being built until 2005, and the majority of construction didn’t get completed until 2008.  Because of how new this community is, it’s difficult to get a good idea of sales activity.  There were only 7 sales in the MLS for all of 2008.  The average home price in Buffalo Ridge was just over $1.1 million (as well as the median). The highest sale price was 1,524,000, and the lowest was $900,000.  Although these statistics aren’t really reliable because of the fact that they are only based on 7 sales over a 12 month period, I should also note that the average sales price compared to asking price was 93% (87% counting price reductions.)

As of the time of this post, there were a total of 21 homes for sale in Buffalo Ridge.  Prices of homes available at the time of this post are similar to what they sold for last year.  (Least expensive home is $875,000, and although the most expensive home is $2.2 million, the average is at about $1.15 million dollars.

If you’re looking for a custom built home in a gated golf course community with great Colorado rocky mountain views, make sure to check out Buffalo Ridge.  (Although Buffalo Ridge is in the city of Castle Pines North, CPN is a brand-new city. Don’t forget to have your Realtor also search in Castle Rock. As of right now, Metrolist still doesn’t acknowledge Castle Pines North as an actual city.)
